Kitchens: It’s a tried and true theory…

Your kitchen can make or break a buyer’s decision to buy your house or not.
Buyers tend to have less interest in buying a home with outdated kitchens, whether they cook or not, and a well-done kitchen absolutely can sway a buyer’s decision. Savvy shoppers know the cost of a kitchen remodel keeps escalating.
Many kitchens don’t have to be gutted to work and look better. A few tweaks often can make it more enticing, such as:
  • Go simple! Less cabinet ornamentation
  • You don’t need granite! An attractive man-made stone countertop in a new white-white
  • Use glass tiles! For example, a luminescent glass-tiled focal wall
  • Go large! A floor tiled with 24-by-24-inch porcelain squares is modern and dramatic
  • Modernize! Energy-efficient LED lamps in swank fixtures
  • Think universal! For the aging population, having everything in easy reach is a plus
  • Zones! Besides separate cooking, prepping, cleaning, and eating stations, kid areas are useful

Home Sellers: Tips To Set Your Selling Price

I’ve been in the Maine real estate business since 1987. While a lot has changed in the Lewiston-Auburn real estate market, one issue has not: Sellers continue to think their homes are worth more than their real estate professional recommends, and buyers continue to think these same homes are worth less.
To successfully market a home in the Lewiston-Auburn area, the price must be set carefully — or it will languish on the market. Considerations that an agent from Meservier and Associates will review with you include:
•How many homes are for sale in your neighborhood? The more homes on the market, the more important it is to list at the lower end of the scale. I want buyers to notice and ask why this house is priced so competitively. I want them to make an offer.
•Take short sales and foreclosures into consideration when pricing. If competing properties are in lousy condition, they are much less of a threat. But if they are well taken care of, yet priced 25 percent below market, they can be a serious factor. I’ll help you figure this out.
•Negotiate decisively. Because buyers are no longer interested in back-and-forth negotiations, we want to make serious offers when buying, and accept serious offers when selling. Buyers are less emotional and more disciplined than they used to be, and they will walk away. Let me go to bat for you in the negotiation process.
•Cut the price when you have to. If no one shows up for an open house, if no one calls and if there are no offers, then unfortunately, your price is too high. That means it’s time to make a meaningful price cut, and I’ll help you overcome this obstacle.

Doubling up – Moving In

I was just reviewing some information from “The State of the Nation’s Housing,” a report issued each year by the Joint Center for Housing Studies at Harvard University. It is an overview of the U.S. housing market including analyses of market forces, demographic drivers, rental housing, and challenges for the future.

Something in the report caught my eye: A contributing factor to lower household growth was a drop in household headship rates caused by “doubling up.” In other words, some people were forced into combining households to save money during difficult financial times, possibly due to loss of their home or by foreclosure. Household headship rates for all age groups have also fallen since 2005, especially among those under age 35.

Of course, what is going to happen to headship rates in the future remains uncertain. If economic conditions and the foreclosure crisis do not improve, rates may continue to fall. But given the improved affordability conditions, employed workers may soon form households and thus boost headship rates. In most cases, doubling up is only a temporary solution for people — they will eventually prefer to find their own places to live.

The good news, according to the Joint Center, is that the “echo-boom” generation — those born between 1986 and 2005 — will have a tremendous impact on starter homes over the next 15 years. The echo-boom generation, currently at 80.8 million, is even larger than the baby-boom generation. It is projected to grow to 92.9 million by 2025. Meanwhile, baby boomers will boost demand for senior housing.

For household formation to return to normal rates, improvement in the unemployment rate is critical. One study estimates that if unemployment rates fall by a little more than 2 percentage points by the end of 2012, household formation would increase by about 2 percentage points from current levels by 2012.* That would mean that by 2012, normal rates of household formation should come back — roughly around 1 to 1.5 million new households per year.
